Civil Construction Services in Chennai
Civil construction services in Chennai usually start with one worry: you have a plot, a budget in mind, and you don't want the structure to become expensive only because the ground, approval route, or labour planning was handled casually.
We handle the civil side end to end, from soil investigation and structural design to RCC, masonry, plastering, waterproofing and handover. If you are comparing contractors, this page will tell you what belongs in the scope, what changes the price, and what you should ask for before signing a contract.
What changes from site to site
Chennai is not one construction market. A plot in Velachery needs plinth level, site level and drainage thought through before foundation work begins, because the area holds water in heavy monsoon spells. In Besant Nagar, the salt in the air changes the way we think about cover to reinforcement, exterior finishes and the details around balconies, parapets and compound walls. In Ambattur, the work can be shaped by access, mixed use around the plot and the need to move material without stopping the street.
Older parts of the city add another layer. In T-Nagar, Kodambakkam, Purasawalkam and Egmore, the real constraint is often not the RCC frame. It is how a mixer, shuttering materials and steel reach the site without blocking neighbours or drawing complaints. On the west side, places like Thiruverkadu, Poonamallee and Thirumazhisai usually give you more working room, but then the question becomes road approach, storage and how early the site can be made ready for the first concrete pour.
The approval route also changes the work. CMDA is the planning authority in the Chennai Metropolitan Area, but the building licence comes from the body that governs the plot: Greater Chennai Corporation inside city limits, or the relevant municipality or town panchayat outside it. A site near Pallavaram can also bring AAI height clearance into the picture. We do not guess this part. We check the plot and the papers first.
How we build the civil work
The civil stage is where bad decisions become hard to hide. Once the foundation is cast, you can still repair things, but you cannot casually change levels, spans or reinforcement decisions without time and money. That is why we work with in-house civil engineers, a structural engineer and an architect, and why we use a detailed BOQ before the contract is signed. The structure is designed to Indian standards, including IS 456:2000 for RCC, IS 1893:2016 for seismic design in Chennai's Zone III, IS 875 for loads and NBC 2016 for building basics.
What the engineer checks before work starts
We start with the plot details, the documents and the soil report. If the log shows soft or water-retaining layers, the foundation choice can shift toward a raft or a pile system with tie beams. If the ground is firm, isolated or strip footings may be enough. That decision matters more than any glossy finish, because the cheapest mistake in civil work is the one you only see after the first rainy season.
After that comes the structural plan, column grid, beam sizes, slab spans, stair location, service shafts and rainwater harvesting. Tamil Nadu made rainwater harvesting mandatory in 2003, and on a Chennai site we treat it as part of the build, not a later add-on. Drainage paths matter too. Water needs a route out of the site, not just a place to sit near the wall.
- Site study and soil test — 3 to 7 days, depending on access and whether the plot is open or built around.
- Concept, structural design and BOQ — 1 to 2 weeks for a straightforward home, longer if approvals or revisions are pending.
- Foundation and plinth work — about 2 to 4 weeks, based on soil condition, footings and cure time.
- RCC frame and masonry — usually 6 to 10 weeks for a normal residential shell, with slab cycles driven by span and floor count.
- Plastering, services and waterproofing — 3 to 6 weeks, with bathroom, terrace and external wet areas checked carefully.
- Finishing and handover — 2 to 4 weeks, once snag points, testing and final checks are closed.
What good civil construction should include
People often ask us for "civil work" as if it is one item. It isn't. For a proper build, the scope should be clear enough that both sides know what is included and what isn't. Labour-only work is one thing. Material-inclusive work is another. Turnkey work includes more, but only if the drawings and specifications are written well enough to control the variation.
- Approved structural drawings with the column layout, beam schedule and slab details.
- Soil investigation before foundation design, not after excavation has started.
- Concrete grade, steel quantity and cover details written in the BOQ.
- Waterproofing for toilets, balconies, terrace and sunken slabs where needed.
- Rainwater harvesting and drainage routes matched to the site level.
- Weekly site review, daily supervision and photo updates if you can't visit often.
What usually goes wrong when scope is loose
A vague scope creates small arguments at first and larger ones later. One contractor may price only the frame and leave you to discover that plaster, waterproofing or stair railings are extra. Another may quote low on paper and then raise the bill every time the client asks for a detail that should have been in the BOQ. In our experience, the quarrel is rarely about concrete alone. It is about missing clarity.
That is why we insist on a written BOQ before the contract is signed. It keeps the work measurable. It also makes the payment stages fair, because each stage can be tied to something you can actually see on site.
Rates, approvals and the parts you can control
Civil construction cost in Chennai depends on soil condition, foundation type, number of floors, span, finish level and site access. For standard residential construction, the indicative range is ₹1,900 to ₹2,300 per sq ft. Mid-premium work sits at ₹2,300 to ₹2,800 per sq ft, and premium residential moves to ₹2,800 to ₹3,500+ per sq ft. Commercial shell and core, industrial sheds and interior works follow their own bands. The final figure is settled by the BOQ, not by a rough guess.
The approval side is just as important. Patta, encumbrance certificate, FMB sketch, architectural drawings, structural stability certificate and drainage details are the documents people usually ask for. The exact path depends on whether the plot sits inside Corporation limits or under a municipality, town panchayat or cantonment body. Near the airport, height clearance can add another step. If you skip this early check, you can lose weeks before the first pour.
| Stage | Typical check | Why it matters |
|---|---|---|
| Before excavation | Soil report, levels, plot access | Decides foundation type and working method |
| Foundation work | Footing size, steel, cover, curing | Controls settlement and long-term stability |
| RCC frame | Column alignment, beam steel, slab shuttering | Prevents cracking and rework later |
| Waterproofing | Bathroom, terrace, balcony treatment | Stops leaks that are hard to trace once finished |
| Pre-handover | Snag list, testing, drainage flow | Shows whether the building will behave in rain |
How we work on a Chennai site
Our site engineer is on site every working day. The technical team is in-house, so structural decisions do not wait on a third party to answer a basic question. Mr. D. Salamon Ashok Rajan reviews projects personally, and clients who cannot visit get weekly photo updates by WhatsApp. The contract includes milestone-linked payments, and we keep the BOQ detailed enough that you can see where each rupee goes.
We often help clients who already have drawings but need the civil execution done properly, and we also help those starting from a bare plot. If you want to talk through your plot, you can call +91 97107 13838, email info@shalomconstruction.com or visit us at No. 45, 2nd Main Road, Abirami Nagar, Koladi (Landmark: Ratna Chamber), Thiruverkadu, Chennai – 600077. A short site visit and a BOQ-based discussion usually settle the real questions faster than long phone calls.
