Building Contractors in Chennai
If you are comparing building contractors in Chennai, the real question is not who sounds polished. It is who will keep the structure correct, the paperwork clean, and the site moving without surprises after the first payment.
That is the lens we use on every project. You need a contractor who can handle design, approvals, BOQ, site supervision and handover in one chain, because a gap in any one of those steps turns into delay or extra cost later.
What Chennai sites demand
Chennai is not one construction market. A plot in Velachery asks for a different foundation and drainage decision than a plot in Anna Nagar or Thiruverkadu. In low-lying pockets like Velachery, Pallikaranai and parts of Madipakkam, the first thing we look at is plinth level and where storm water can go after a heavy monsoon spell. Get that wrong and you spend the rest of the project trying to fix a level you should have set on day one.
By contrast, west-side locations such as Poonamallee, Thirumazhisai and Kundrathur often give you more regular plots and better staging space, but the approval route still changes with the local body. Inside the city, the licence route is different from a municipality or town panchayat plot. Near Pallavaram, AAI height clearance can also come into the picture. That is why a contractor here must understand both the ground and the authority that will ask for drawings.
We also have to think about access. In older parts like T-Nagar, Purasawalkam, Kodambakkam and Egmore, the issue is not just structure. It is where the mixer, shuttering material and steel bundle can stand, and when a truck can enter without blocking a lane. In places like Ambattur and Guindy, the mix is different again: some plots need industrial or commercial handling, while homes sit next to working sheds and busy roads.
How we build it
We build with in-house civil engineers, a structural engineer and an architect. The design is checked to Indian standards, and the foundation is decided after soil investigation, not guesswork. For RCC work we follow IS 456:2000, for loads IS 875, for seismic design IS 1893:2016, and for planning and services NBC 2016. Chennai sits in Seismic Zone III, so the frame, detailing and joints need the same care whether the building is a house, a villa or a commercial shell.
What the technical scope really includes
A proper contractor should not hand you a vague promise. You should see the structural drawing set, the BOQ before signing, and the payment stages written into the contract. On our side, the site engineer is present every working day. Clients who cannot visit get weekly photo updates by WhatsApp. That sounds simple, but it stops many of the small disputes that happen when a customer finds out about a change after the pour is done.
The work usually runs in this order: soil test and concept, plan and structural design, estimate and BOQ, licence drawings, foundation and plinth, frame and masonry, MEP rough-ins, plaster and finishes, then final checks and handover. If one of those is skipped, the next stage absorbs the mistake. A bad plumbing line hidden inside plaster is a good example. It looks fine for six months. Then it starts staining the ceiling.
- Soil and site review — 3 to 7 days, including plot walk-through, access check and foundation direction.
- Drawing and BOQ stage — 1 to 2 weeks, with structural inputs and a line-by-line quantity take-off.
- Approvals and licence documents — timeline depends on the local body and plot location, so we do not promise a fixed date.
- Foundation and frame — about 6 to 10 weeks for a typical house, longer for larger spans or tougher site access.
- Brickwork, services and finishes — the longest phase, because electrical, plumbing, plaster and flooring must be checked before closing each surface.
What a fair contractor should show you
Most people ask for a rate first. They should ask for documents first. A quoted figure means very little until you know what is included, what is excluded, what the foundation assumes, and whether the site can actually support the promised pace. If you are comparing firms, ask for the BOQ, the approval path, the structural scope and the payment milestones. If any of those are missing, the contract is incomplete.
- Approved or proposed drawings that match the plot and road width.
- A BOQ with quantities, material grade and finish level named clearly.
- Structural design notes that follow IS 456:2000, IS 875 and IS 1893:2016.
- A payment schedule tied to milestones, not to hope or verbal promises.
- Clarity on what is included in labour, material supply and finishing.
- Who visits the site daily and who signs off hidden work before plaster.
Rates, approvals and the trade-off you actually face
For residential work, the indicative rate starts at ₹1,900 to ₹2,300 per sq ft for standard finishes, ₹2,300 to ₹2,800 per sq ft for mid-premium, and ₹2,800 to ₹3,500+ per sq ft for premium or luxury work. Commercial shell and core usually sits at ₹1,800 to ₹2,400 per sq ft, industrial sheds and warehouses at ₹1,200 to ₹1,800 per sq ft, and interior works at ₹1,200 to ₹2,500 per sq ft. Painting labour with standard emulsion is ₹25 to ₹45 per sq ft.
That range moves with soil and foundation type, number of floors, span, finish level and site access. A narrow central Chennai plot with difficult material entry costs more to manage than a regular road-front plot in a planned layout. A low plot that needs a higher plinth, better drainage and stricter damp protection is not the same as a dry, firm site on the west side. The BOQ settles the real figure before any contract, and that is the only honest way to quote.
The trade-off is simple. If you push the rate too low, you usually lose either material quality, site attention or finishing time. If you go too high without a clear scope, you pay for polish you may not need. We normally advise clients to protect the structure, the waterproofing and the services first, then decide where finish upgrades make sense. Saving on hidden work is risky. Saving on a decorative feature is often fine.
| Work | Indicative rate | What changes it most |
|---|---|---|
| Standard residential construction | ₹1,900 – ₹2,300 per sq ft | Soil, foundation type, access |
| Mid-premium residential | ₹2,300 – ₹2,800 per sq ft | Finish level, span, services |
| Commercial shell and core | ₹1,800 – ₹2,400 per sq ft | Use type, floor loading, MEP scope |
| Industrial shed / warehouse | ₹1,200 – ₹1,800 per sq ft | Clear span, cladding, floor spec |
How we work
Shalom Construction has been working in Chennai since 2000. We handle residential, commercial, industrial, architectural, interior and renovation work with our own team, not by passing the technical side to strangers. Mr. D. Salamon Ashok Rajan reviews projects personally, and our office in Thiruverkadu is close enough for site follow-up across west Chennai and the wider city. If you want to talk through a plot, a BOQ or a rebuild, call us on +91 97107 13838 or write to info@shalomconstruction.com.
Frequently Asked Questions
We build for the way Chennai sites behave, not for a brochure. If your plot is ready, we can look at the drawings, the soil report and the approval path together, then tell you what needs fixing before a contract is signed.
