Residential Building Contractors in Chennai
If you are comparing residential building contractors in Chennai, you usually have a plot, a rough budget, and one fear: the job starts well and then costs start moving without control. That is where the contract, the BOQ and the site engineer matter more than the brochure.
We build independent houses, villas and duplex homes across Chennai, and we keep the discussion on the things that change your final cost and your finished house: soil, approvals, access, structure, finishes and who is actually on site every day. You should be able to tell the difference between a neat sales pitch and a builder who can hold a job together in the monsoon.
What Chennai plots force you to think about
Chennai is not one ground condition. In places like Velachery, Pallikaranai and parts of Madipakkam, the bigger problem is water moving slowly and staying around the plot after heavy rain. That changes the first decision: plinth height, site level and drainage come before tile colour or elevation style. If you get them wrong, you keep paying for repairs later.
On the west side, in areas such as Porur, Thirumazhisai, Poonamallee and parts of Kundrathur, you more often see firmer ground than in the low southern pockets, but that still does not mean you can skip soil testing. What looks firm on top can change under the foundation. A cheap bore log now is better than a cracked wall later. Near the coast in Besant Nagar, Thiruvanmiyur and Adyar, salt and moisture push us to think harder about reinforcement cover, exterior finish and long-term corrosion protection.
Approvals also depend on the exact plot. CMDA governs the Chennai Metropolitan Area, but the licence itself may come from Greater Chennai Corporation, a municipality, a town panchayat or a cantonment body. Pallavaram has its own route, and plots near the airport side can need AAI height clearance. That is why we ask for patta, EC, FMB sketch, drawings, stability certificate and drainage details before anyone promises a start date.
The build is in the details
For a house, the structure has to be right before the finish can look right. We design to IS 456:2000 for RCC, IS 1893:2016 for seismic action, IS 875 for loads and NBC 2016 for building requirements. Chennai sits in Seismic Zone III, so the frame, column sizes, beam layout and slab design cannot be treated as decorative items. They are the house.
What we check first
The first checks are simple, but they save money. We inspect the plot line, road access for concrete and materials, soil condition, neighbour setbacks in practice, rainwater flow and where the septic or sewer connection will go. If the site is on a narrow street in T-Nagar, Kodambakkam or Purasawalkam, staging becomes part of the design. If it is on a wider plot in Anna Nagar or Mogappair, logistics are easier, but the BOQ still has to match the actual finish level.
Most clients think the structure is the hard part and the rest is easy. In real work it is the opposite. The structure is planned on paper and inspected at fixed points. The trouble usually comes from hidden decisions: slab level, pipe routing, waterproofing sequence, staircase dimensions, window sill heights and how the electrician and plumber coordinate before plaster closes the wall.
- Site study and soil check — one to two weeks. We look at access, ground level, drainage and the bore or soil report before foundation design.
- Drawings and BOQ — one to three weeks. Architectural, structural and service drawings are matched with a detailed BOQ so the scope is clear before signing.
- Foundation and RCC frame — eight to fourteen weeks for a typical house, depending on floor count, span and soil response.
- Masonry, services and plaster — six to ten weeks. This is where coordination matters most, because pipe chases and conduit routes must be fixed before closing work.
- Finishes and handover — six to twelve weeks. Flooring, painting, joinery, waterproofing checks and final snag correction happen here.
How to verify a builder before you sign
If you are shortlisting firms, do not ask only for a quotation. Ask for the BOQ, the stage payment plan, who signs off structure changes and what happens if site conditions differ from the first estimate. A serious contractor should be able to explain the rate split by head, not hide everything inside one number.
Ask to see the actual drawings you will receive, not just a brochure. Ask who does the structural design, whether there is an engineer on site daily, and how often you will get progress updates if you cannot visit. We send weekly photo updates by WhatsApp for clients who are away, because most people do not have time to stand at the site gate every evening.
- Ask for a detailed BOQ before the agreement is signed.
- Check whether the contractor uses in-house engineers or outsources the technical work.
- Confirm the payment stages and the work tied to each stage.
- See how site changes are recorded, priced and approved.
- Ask for the material brands and grade assumptions in writing.
- Confirm who visits the site daily and who answers technical questions.
What the cost really depends on
For standard residential construction in Chennai, the indicative rate is ₹1,900 to ₹2,300 per sq ft. Mid-premium work usually sits at ₹2,300 to ₹2,800 per sq ft, and premium or luxury homes move to ₹2,800 to ₹3,500+ per sq ft. That is only the starting point. Soil and foundation type, number of floors, span, finish level and site access can move the figure in either direction, which is why the BOQ settles the real number before work starts.
Saving money is sensible in the right place. You can simplify some finishes, reduce fancy profiles and choose standard fixtures without hurting the house. Saving on structural steel, waterproofing, slab design, compound drainage or reinforcement cover is a bad saving. It usually comes back as seepage, cracking or rust stains, and those repairs cost more because they happen after walls are painted and occupied.
| House type | Indicative rate per sq ft | What usually changes it |
|---|---|---|
| Standard residential construction | ₹1,900 – ₹2,300 | Soil, access, floor count, material choice |
| Mid-premium residential | ₹2,300 – ₹2,800 | Finish level, larger spans, fittings, elevation treatment |
| Premium / luxury residential | ₹2,800 – ₹3,500+ | Custom design, high-end fixtures, imported finishes, more detailing |
| Interior works after shell completion | ₹1,200 – ₹2,500 | Storage, false ceiling, lighting, material grade |
How we work on a house
We start with the plot and the brief, not with a sale. Our in-house civil engineers, structural engineer and architect work together, and Mr. D. Salamon Ashok Rajan reviews the project himself. A site engineer is on site every working day. That matters more than people think, because a house is built by the decisions made before a pour, not by the apology after one.
We give a BOQ before the contract, keep milestone-linked payments in the agreement and design to the standards used here in Chennai. If you want to talk through a new house, a villa or a rebuild, call +91 97107 13838 or email info@shalomconstruction.com. If your plot is in Thiruverkadu, our office is at No. 45, 2nd Main Road, Abirami Nagar, Koladi (Landmark: Ratna Chamber), Chennai – 600077.
Frequently Asked Questions
When people call us after visiting two or three contractors, they usually want the same thing: a clean scope, a proper price split and someone who will answer when the site throws up a problem. That is fair. Houses are too expensive to guess your way through.
