Roofing Contractors in Chennai
Roofing contractors in Chennai are usually called after the first leak, but the real job starts before that. You need a roof that suits the structure below it, the heat above it, and the rain that hits fast in the monsoon.
We build and repair roofs for homes, villas, terrace slabs, sheds and small commercial buildings. The right choice depends on slope, span, exposure and what the structure can safely carry. A roof that looks fine in summer can fail in one heavy spell if the drainage, flashing and waterproofing details were weak from the start.
What Chennai weather does to a roof
Chennai roofs take two kinds of punishment. First is heat, which bakes membranes, cracks old mortar and ages sealant joints around pipes, parapet edges and terrace offsets. Then comes the northeast monsoon, when a small ponding spot becomes a leak path inside a room below. In Besant Nagar and Thiruvanmiyur, salt in the air makes steel details and exposed fixings age faster. In Velachery and Pallikaranai, the issue is often standing water and slow drainage, so a slope that looked adequate on paper turns out to be too flat on site. The answer is not a generic “waterproofing” sale. It is a roof built for the plot you have, the structure you already own, and the way rain actually moves across it.
How we decide the roof system
We do not start with a product name. We start with the roof itself. A RCC terrace on an independent house needs a different approach from a GI sheet shed in Ambattur or a warehouse roof in Poonamallee. For a slab roof, we inspect cracks, previous coatings, outlet positions, parapet joints and whether the slope still falls away from the centre. For a sheet roof, we look at purlin spacing, fastener condition, lap details, end closures and whether heat expansion has already started opening joints. If the building is old, we also ask a blunt question: are you trying to stop one leak, or are you trying to keep an ageing roof going for another few years without major structural work?
What actually fails first
The first failure is often not the membrane. It is the joint. Pipe collars split. Sunken slabs hold water. A parapet crack lets water behind the plaster. Sheet screws loosen. Flashing around a junction wall lifts. People usually notice a stain and blame the whole roof, but the path is often local and small. That matters, because a full re-coat may be the wrong answer if the problem is one failed joint and a bad outlet. On the other hand, patching over widespread blistering only buys a few months. We tell you which one you're dealing with before any work starts.
- Inspection and marking — We check the roof when it is dry and again after rain if possible. We mark cracks, ponding spots, weak plaster, outlet points and places where old work has lifted. This usually takes one visit.
- Surface preparation — Loose material, algae, dust and failed coating are removed. If this step is rushed, new waterproofing bonds to the wrong layer and peels early.
- Repair and slope correction — Cracks, honeycombs and joints are repaired. Where water sits, we correct the fall with a suitable screed or localised build-up.
- Waterproofing application — We apply the chosen system in the right sequence, with attention to parapets, junctions, pipe openings and outlets. Cure times matter here.
- Testing and handover — The roof is checked after curing and, where possible, with a water pond test. If a detail is weak, we want it found before the next rain.
Repair, re-roof or replace?
This is the decision most people want us to make on day one. Repair is sensible when the structure is sound, the slope is mostly usable and the problem is local. Re-roofing makes sense when the roof covering itself has aged out, as with some old sheet roofs where corrosion or repeated patching has reached the point of no return. Full replacement is for roofs where the substrate is broken, the drainage is wrong or the existing build-up has been patched so many times that the real issue is hidden. We can be honest here: a cheap patch is tempting, but it is the wrong choice if the leak is travelling through several layers before it shows inside.
- Check whether the leak appears only at one rain direction or everywhere.
- Look for cracks at pipe entry points, parapet corners and expansion joints.
- Ask if the roof ponds water after 30 minutes of rain.
- Confirm whether old coating is sound or already peeling in sheets.
- See if the steel supports or sheet fasteners show rust at fixings.
- Make sure the roof outlet size and placement can actually clear heavy rain.
Materials and specification that matter
For Chennai work, material choice is not about brand names alone. It is about the roof type, the exposure and the repair strategy. On RCC roofs, we pay close attention to crack repair material, slope build-up, corner reinforcement and the way the waterproofing system ties into parapet and outlet details. On metal roofs, we look at corrosion protection, lap sealing, fasteners and thermal movement. A proper specification says what goes on the surface, what goes in the joints, how many coats or layers are applied, and how long each stage needs before the next one starts. If the system depends on a perfect installer with no margin for error, it is a weak system. On a real site, wind, dust and time pressure are always there.
| Roof condition | Typical issue | What we check first |
|---|---|---|
| RCC terrace | Leak through cracks or ponding | Slope, parapet joints, outlets, old coating bond |
| Sheet roof | Rust, loose fasteners, lifted laps | Purlins, screw condition, overlaps, edge sealing |
| Old repair patch | Water still enters after coating | Whether the patch is hiding a deeper crack or void |
| Roof with room below | Stain shows after every rain | Exact leak path, not just the visible stain |
Approvals, access and site reality
Roof work looks simple from the road. It is not always simple on site. In central Chennai, narrow streets and parked vehicles can delay material unloading. In dense areas like Kodambakkam, Purasawalkam and T-Nagar, the work window may have to fit around neighbours, traffic and access rules. In newer layouts in Kelambakkam or Guduvanchery, access is easier but the roof may be larger and more exposed, so staging and safety matter more. If your project involves a new building, the approval side is separate from the roof work itself. CMDA, the local body that issues the building licence, and in some places a cantonment or municipality route will decide the paperwork. For a repair job, we still check what is structurally possible, because no coating solves a roof that needs a deeper fix.
For a new terrace or reroofing package, the schedule usually follows the roof size and the amount of correction needed. A small repair can finish in a couple of working days. A full terrace treatment with slope correction, curing and testing can take longer, especially during monsoon months when every dry window matters. If you want a rate, we can discuss the roof type, but the real number comes from the BOQ. That is where the actual surface preparation, repairs, materials and testing are set out before we sign anything.
How we work on roof jobs
Our civil engineer and site engineer review the roof before we quote. We do not outsource the technical part. You get a BOQ, a clear scope and a milestone-linked payment schedule. A site engineer is on site every working day, and if you cannot visit, we send weekly photo updates on WhatsApp. For older homes, we often coordinate roof work with terrace plaster repair or related interior work, because one leak can damage more than one room. If you want us to inspect your roof, call +91 97107 13838 or write to info@shalomconstruction.com. Our office is at No. 45, 2nd Main Road, Abirami Nagar, Koladi, Thiruverkadu, Chennai – 600077.
Frequently Asked Questions
Most roof problems get worse because people wait for the next rain to “confirm” the leak. By then, the stain is only the visible part. The damage inside the roof build-up has already started.
