Villa Builders in Chennai
If you are comparing villa builders in Chennai, the real question is not who sounds polished. It is who can build on your plot, get the drawings right, and keep the work moving without surprise costs.
Most people who call us already have a plot, a rough budget, and one worry: they do not want a half-finished villa that looks fine on paper and turns messy on site. We handle the technical side in-house, from drawings to structure to site supervision, so you know who is answering for each stage.
What changes from plot to plot
Chennai does not give every villa the same starting point. In Velachery or Pallikaranai, the ground can hold water and the finished site level matters from day one. In Besant Nagar or Thiruvanmiyur, the sea air changes your concrete cover, steel protection and exterior finish. In West Chennai, many plots are larger and access is easier, but the approval route still depends on whether the site falls under the Corporation, a municipality, a town panchayat or a cantonment area.
That is why we do not begin with a generic estimate. We begin with the plot, the road width, the soil report and the approval path. A villa on a narrow lane in Kodambakkam is a different job from a villa in Navallur or Thirumazhisai. Material stacking, truck movement, neighbour access and work hours all change the way the job runs.
How we build a villa properly
For villas, the structure, services and finishes have to be planned together. A pretty elevation with a weak structural layout causes trouble later. We design to IS 456:2000 for RCC, IS 1893:2016 for seismic action, IS 875 for loads and NBC 2016 for planning and safety. We also check the soil before foundation design. If the log shows soft or water-retaining layers, we may need raft footing or piles with tie beams. If the ground is firm, isolated or strip footings may be enough.
The part people often miss is coordination. A villa needs room for stairs, plumbing shafts, tank lines, rainwater harvesting, kitchen services and electrical conduits. If those are decided late, the walls get cut after plastering. That is when a neat house starts looking patched.
What a sound villa plan should already answer
Before foundation work starts, we want the drawings to settle the room sizes, staircase position, floor-to-floor height, shaft locations and the exact route of rainwater pipes. In Tamil Nadu, rainwater harvesting is mandatory, so the drain plan is not a side note. It affects the compound level, driveway slope and where the water finally exits.
- Plot review and soil check — we inspect access, neighbour edges, road level and the soil report before finalising the foundation method. This usually takes a few days, not weeks.
- Concept and structural coordination — the architect and structural engineer align room layout, columns, beams and services so the house is not fighting itself later. Expect one to two weeks, depending on revisions.
- BOQ and contract stage — we prepare a detailed BOQ so you can see what is included, what is not, and how the payment stages work. No contract should be signed before this is clear.
- Foundation to roof — excavation, footing, plinth, RCC frame, masonry and slab work follow the approved drawings and site conditions. The duration depends on size and access, but this is where steady supervision matters most.
- Services and finishes — plumbing, wiring, plaster, flooring, painting, fixtures and handover tests come last. If this stage is rushed, the defects show up after you move in.
Choosing a builder without guessing
If you are shortlisting builders, do not ask only for a rate per square foot. Ask how the number was built, what soil condition it assumes, how many floors it covers, what finish level it includes and what happens if the design changes mid-way. A fair contract should say how drawings are approved, how stages are certified, what counts as a variation and when a payment is due. If a builder avoids the BOQ conversation, that is a warning sign.
The builder should also be able to explain the approval route for your plot. In Chennai metropolitan areas, CMDA may be involved in planning, while the building licence comes from the relevant local body. Inside city limits that can be Greater Chennai Corporation; outside it may be a municipality or town panchayat. If your site is near the airport side, AAI height clearance may come into play. These are not paperwork details to leave for later. They shape the programme.
- Ask for the BOQ before you sign anything.
- Check who will supervise the site every day, not just visit once in a while.
- See whether the builder has in-house engineering or outsources every technical decision.
- Confirm the approval route for your specific plot, especially in boundary areas.
- Read the payment stages and the variation clauses line by line.
- Look at how they handle drainage, rainwater harvesting and site level planning.
What the numbers usually look like
For standard residential construction in Chennai, the indicative rate is ₹1,900 to ₹2,300 per sq ft. Mid-premium residential work usually sits at ₹2,300 to ₹2,800 per sq ft, and premium or luxury residential work starts around ₹2,800 per sq ft and can go beyond ₹3,500 per sq ft. The real figure moves with soil and foundation type, number of floors, span, finish level and site access. A detailed BOQ settles the actual cost before any contract is signed.
That is the honest answer. The rate is only a starting point. A compact villa on an easy-access plot with standard finishes will not behave like a larger home with premium flooring, bigger spans, more glazing and difficult truck access. People sometimes compare rates without comparing scope. That is how a low quote becomes an expensive lesson.
| Stage | What it covers | Typical time |
|---|---|---|
| Pre-construction | Survey, soil check, drawings, BOQ, approvals | 2 to 6 weeks |
| Structure | Excavation, foundation, RCC frame, slab work | 10 to 18 weeks |
| Shell completion | Masonry, plaster, roof waterproofing, rough services | 4 to 8 weeks |
| Finishes | Flooring, painting, fittings, testing and handover | 6 to 12 weeks |
How we work on villa projects
We keep the technical work in-house, with civil engineers, a structural engineer and an architect on the job. A site engineer is on site every working day, and clients who cannot visit get weekly photo updates on WhatsApp. Mr. D. Salamon Ashok Rajan personally reviews projects, and we issue a detailed BOQ before any contract is signed.
