Apartment Builders in Chennai
Apartment builders in Chennai have to deal with more than drawings and labour. On one plot, you may be clear with the structure and still lose time to access, approvals, drainage, neighbour limits and the question of how a concrete truck actually reaches the site.
If you are planning a small apartment block, or replacing an old house with flats, the real decision is not who talks best. It is who can keep the work moving, give you a proper BOQ before contract, and build to the codes that matter here, including IS 456:2000, IS 1893:2016, IS 875 and NBC 2016.
What Changes From Plot to Plot
Chennai is not one building market. A plot in Velachery asks for a different foundation and drainage decision than one in Anna Nagar or Thiruverkadu. Low-lying pockets hold water. Older central streets are tight and give you nowhere to stack steel or shuttering. West side plots can be better for access, but the approval route still depends on where the land sits, not on what the brochure says.
For apartment work, the first question is ground and authority. CMDA governs the Chennai Metropolitan Area, but the building licence comes from the local body. Inside city limits, that is the Greater Chennai Corporation. In towns like Avadi, Poonamallee, Tambaram, Kundrathur, Thiruverkadu and Mangadu, it is the municipality or town panchayat. Near Pallavaram, the procedure can involve the cantonment board, and plots near the airport may also need AAI height clearance.
That sounds bureaucratic, but it changes the schedule. If the papers are not aligned before excavation, the site sits idle while labour and material keep waiting.
The structure has to suit apartment use
An apartment building is not just a bigger house. The column grid has to suit repeated units, stair placement, service shafts, ventilation, plumbing runs and the load path from terrace to footing. A badly placed column can ruin a room layout and create an expensive beam drop that never quite looks right. We see that when people start with elevation first and structure second.
We design and build around the actual building type you want: compact rental flats, owner-occupied units, or a small apartment block with common stairs and parking. The slab spans, beam sizes and service routes are checked as one system. In Chennai, we also keep rainwater harvesting in mind from the start because it has been mandatory in Tamil Nadu since 2003, and it is easier to design it into the plan than to cut a wall later.
What we check before foundation design
Soil investigation comes first. We do not guess whether the plot needs isolated footings, strip footings, raft or piles with tie beams. If the log shows firm strata, the foundation can be simpler. If it shows soft or water-retaining layers, the footing decision changes and the cost changes with it. A soil test is cheap compared with getting the base wrong and spending years fixing cracks, settlement or damp patches.
- Plot study and soil test — 1 to 2 weeks, including access check, level study and test report review.
- Concept and apartment planning — 1 to 2 weeks, with unit mix, stair core, parking and service zones fixed early.
- Structural design and BOQ — 2 to 3 weeks, using RCC design, load checks and item-wise quantity take-off.
- Approval set and contract finalisation — time varies by authority, then the milestone-linked payment schedule is written in.
- Foundation to finishing — work moves floor by floor, with site supervision every working day and photo updates for owners who are away.
How to verify a builder before you sign
If you are comparing apartment builders, do not start with the quote alone. Ask to see the BOQ, the structural drawing set, the approval path and the payment stages. A fair contract tells you what is included, what is excluded, how changes are priced and when the next payment becomes due. If a builder cannot explain that in plain words, the site will be unclear too.
Ask for the people actually handling the work. At least one civil engineer should be answerable for the site, and the structural design should not be a side job handed around casually. You should also know who checks reinforcement before concreting, who signs off shuttering, and how deviations are recorded. Small gaps there become big disputes later.
- Check that the BOQ is itemised, not just a lump sum with vague headings.
- Ask what is excluded: lifts, sump, septic or STP, compound wall, EB changes, interiors.
- Read the payment stages and match them to real milestones on site.
- See whether the builder mentions soil test, structural stability certificate and drainage details.
- Ask who handles approval drawings for CMDA and the local body.
- Confirm who will be on site every day and how often you get progress photos.
Approval and payment details you should pin down
For apartment projects, paperwork matters because the lender, the local body and your own contractor all look at different parts of it. Patta, encumbrance certificate, FMB sketch, approved architectural drawings, structural stability certificate and drainage details are common items. If the plot sits near the airport belt, height clearance can become part of the sequence. If the land is in an older, dense area, access and parking may shape the design more than the frontage does.
Rates for apartment construction move with soil and foundation type, number of floors, span, finish level and site access. For standard residential construction, the indicative rate is ₹1,900 to ₹2,300 per sq ft for standard finishes, ₹2,300 to ₹2,800 per sq ft for mid-premium, and ₹2,800 to ₹3,500+ per sq ft for premium or luxury. That is only a starting band. The BOQ settles the real figure before any contract is signed.
| What affects the work | What it changes | What we confirm |
|---|---|---|
| Soil condition | Foundation type and excavation method | Use the test report before design |
| Number of floors | Column size, beam depth, stair and lift planning | Structure before elevation |
| Site access | Material unloading, labour movement, concrete pumping | How trucks and mixers can reach the plot |
| Finish level | Tiles, joinery, paint system, fittings and cost per sq ft | Detailed BOQ with approved makes |
| Approval route | Timeline before excavation and handover certainty | Which authority issues the licence |
How we handle apartment work
We keep the technical work in-house. Our civil engineers, structural engineer and architect handle the design and execution, and a site engineer is on site every working day. That matters on apartment jobs, because the small mistakes are the ones that come back later as leaks, cracks or poor coordination between plumbing and structure.
We share weekly photo updates by WhatsApp for clients who cannot visit often. We also write the milestone-linked payment schedule into the contract and give you a detailed BOQ before you sign anything. If your project is in Thiruverkadu, Poonamallee, Tambaram, Avadi or anywhere else in Chennai, you can call us for a site discussion and a practical quote built from the actual scope, not a rough guess. Reach us at info@shalomconstruction.com or +91 97107 13838.
Frequently Asked Questions
We know the questions people ask most often: what the rate really includes, who gets the approval, and what happens if the soil is weaker than expected. Those are the right questions. The wrong one is asking for a finish quote before the structure and BOQ are clear.
