Concrete Contractors in Chennai
If you need concrete contractors in Chennai, the real question is not who can pour a slab first. It is who can place, compact, level and cure concrete so the structure stays straight after the monsoon and the first hot summer.
We handle RCC work for homes, villas, commercial buildings and structural additions across the city. On a good site, concrete is ordinary. On a cramped site, or one with weak soil, bad access or a tight schedule, it becomes the part that decides whether the rest of the project behaves.
What the site in Chennai changes
Chennai is not one ground condition. In the west and south-west, many plots are firmer red soil or rockier ground, which can make foundation work simpler once the soil test confirms it. In low belts like Velachery, Pallikaranai and parts of Saidapet, water retention changes the decision on plinth level, drainage and footing type. Near Besant Nagar, Thiruvanmiyur and Adyar, the coastal air changes how we think about cover to steel, concrete quality and external protection. The concrete itself does not know the locality, but the site around it does.
Approval also changes the workflow. Inside city limits the building licence comes through Greater Chennai Corporation; outside it you deal with the local municipality or town panchayat, and plots near the airport side can need AAI height clearance. Before any pour, we want the drawings, soil report, structural notes and drainage details to match the plot, not a generic template.
How we build the concrete work
For RCC, we follow IS 456:2000, IS 875, IS 1893:2016 and NBC 2016. That sounds formal, but on site it means one thing: the mix, formwork, cover, reinforcement placement and curing all have to work together. A slab that is poured quickly but not vibrated properly leaves honeycombs. Steel that is shoved out of position by workers stepping on it can reduce cover. Curing that stops after two days is one of the fastest ways to get a surface that powders later.
What usually goes wrong
Most people call us after they have already seen one of three problems: surface cracks, uneven levels or damp patches around beam lines. Those are not the only problems, just the ones you see first. The hidden ones are worse. Slump that is too high makes finishing easier for the labour but weaker for the structure. Bad shuttering gives a slab edge that looks acceptable on the day and sags later. If a contractor says "we will adjust on site" too often, that is a warning sign.
We also insist on a soil investigation before foundation design. The test is cheap compared with the cost of rectifying a footing that was guessed. If the log shows soft or water-retaining layers, we do not force a shallow footing just because it is cheaper in the first bill. We look at raft or pile options with tie beams. If the soil is firm, isolated or strip footings may be enough. That decision belongs to the plot, not to habit.
- Set out and confirm levels — one to two days, depending on access and whether the site needs extra filling or dewatering.
- Check steel and shuttering — one to three days before pour, with cover blocks, spacing, laps and formwork line checked by our engineer.
- Pour, vibrate and finish — usually a single day for a slab bay or footing stage, with continuous supervision and no rushed patching.
- Cure and strip formwork — seven days of wet curing for the poured element, then shutter removal as per the member and design notes.
- Inspect before the next stage — cracks, honeycombs, level error and anchor positions are checked before the next concrete or masonry work starts.
How to verify a contractor before you sign
If you are choosing between firms, ask for the things that matter on a concrete job. A polished brochure tells you very little. A proper BOQ, a clear stage payment schedule and a drawing set with structural notes tell you far more. You should know who is responsible for steel placement, who checks shuttering, who signs off the pour and what happens if the concrete truck is delayed. That is the difference between a contractor and a person arranging labour by phone.
- Ask for a BOQ before any agreement, not after the advance is paid.
- Check whether a site engineer is present every working day or only at key visits.
- See the structural drawings and ask which IS codes are being followed.
- Confirm the curing method in writing; "we will water it later" is not enough.
- Ask how honeycombing, level variation and rework are handled if they appear.
- Read the payment stages and make sure they follow measurable milestones.
Rates, stages and what moves them
For standard residential construction in Chennai, the indicative rate is ₹1,900 to ₹2,300 per sq ft. Mid-premium residential runs ₹2,300 to ₹2,800 per sq ft, and premium work goes higher. That range changes with soil and foundation type, number of floors, span, finish level and site access. We do not give a total project price from the page, because the BOQ is what settles the real figure before you sign.
Concrete work itself is not priced in isolation for most homes. It sits inside a structural package with steel, formwork, labour, curing and inspection. A narrow lane in Kodambakkam or Purasawalkam can add handling time. A plot in Ambattur or Porur with better access may make batching and pump placement easier. The same structure on two sites can cost differently because the site conditions are not the same.
| Work stage | What it includes | Typical control point |
|---|---|---|
| Foundation concrete | Excavation check, PCC, reinforcement, footing pour | Soil report, depth, steel cover |
| Column concrete | Shuttering, bars, ties, pour, compaction | Plumb line, laps, vibration |
| Slab concrete | Formwork, reinforcement, pour, finishing | Level, slope, honeycomb check |
| Curing and handover | Wet curing, strip timing, defect check | Cracks, edges, surface hardness |
How we work on your project
We keep the technical work in-house with civil engineers, a structural engineer and an architect. A site engineer is on site every working day, and our clients get weekly photo updates on WhatsApp if they cannot visit. Mr. D. Salamon Ashok Rajan reviews the project, and we issue a detailed BOQ before the contract is signed. If you want us to look at a footing, slab or full RCC scope, call +91 97107 13838 or write to info@shalomconstruction.com.

Concrete is unforgiving in a small way first and a big way later. If you want the work checked before you spend on steel and shuttering, we can look at the plot, the drawings and the sequence with you.
