Multi Storey Building Contractors in Vandalur
If you are planning a multi storey building in Vandalur, the first real question is not the finish level. It is whether your plot, road width, soil and approval route can support the building you have in mind without creating trouble later.
That is where a proper contractor matters. We look at the structure, the site access, the building licence route and the BOQ before anyone talks about plaster colour or tiles. For a tall house, the wrong early decision is expensive to fix.
What Vandalur Changes on Site
Vandalur sits in the southern growth belt, close to the Vandalur–Kelambakkam road and the larger GST side layout pattern. Many plots are still larger than what you see in the central city, but that does not make the work easy. Access can still be tight once you place sand, steel and shuttering stacks on the plot. If the approach road is narrow or busy, the concrete pour has to be planned around movement, not around convenience.
The other point is approvals. Vandalur is outside the city corporation area, so the building licence does not come through the Corporation. The local body route has to be checked with the specific plot, while CMDA rules still matter in the Chennai Metropolitan Area. Patta, encumbrance certificate, FMB sketch, approved drawings, structural stability certificate and drainage details are the documents people end up chasing when the file is incomplete.
In this side of Chennai, many owners also ask for a ground plus two or ground plus three home because the land value makes vertical building practical. That only works if the structure is designed for the actual span, the actual soil and the actual use of each floor.
How a Tall House Should Be Engineered
A multi storey building is not just a taller version of an independent house. The load path is different. Column sizes, beam spans, slab thickness, staircase placement and foundation type all have to work together. We design to IS 456:2000 for RCC, IS 1893:2016 for seismic loads, IS 875 for loads and NBC 2016 for planning and safety. Chennai is in Seismic Zone III, so the frame must be detailed for lateral forces as well, not only gravity load.
Foundation first, not afterthought
We always start with soil investigation before foundation design. That test is cheap next to the cost of correcting settlement later. If the log shows soft or water-retaining layers, we look at raft or pile foundations with tie beams. If the report shows firm ground, isolated or strip footings may be enough. We do not guess this from the street name. We confirm it on the plot.
For a taller home, the foundation decision affects the whole project schedule. A shallow footing on firm soil is one thing. A raft or pile solution changes excavation, reinforcement, concrete quantity and the sequence of column casting. That is why the BOQ has to come before the contract, not after work begins.
- Site check and survey — We verify access, levels, plot boundaries and the actual buildable footprint. This usually takes a few days, but it saves weeks of arguments later.
- Soil investigation and structural concept — Bore report, foundation choice and structural grid are fixed together. Skipping this is how cracks start showing up in the wrong place.
- Drawing set and BOQ — Architectural, structural and service drawings are coordinated, then the quantities are taken. The contract is signed only after the BOQ is clear.
- Foundation, frame and slabs — Excavation, PCC, reinforcement, concreting and column rising happen stage by stage. Each floor normally needs careful checking before the next pour.
- Services and finishing — Plumbing, electrical, waterproofing, plastering, flooring and painting come after the frame is stable and the service routes are finalised.
How to Verify a Builder Before You Sign
If you are comparing firms for a multi storey house, don't start with the quotation headline. Start with the documents. Ask for the structural drawing set, the BOQ, the milestone-linked payment schedule and a clear statement of what is excluded. A fair contract reads like a job that can actually be built. A weak one is full of vague allowances and pretty words.
You should also ask who checks the work on site every day. For a tall building, the person watching the shutter alignment and the steel cover matters more than the brochure. We keep a site engineer on site every working day, and our in-house civil engineers, structural engineer and architect handle the technical part without outsourcing it away.
- The BOQ is itemised before the agreement is signed, not left as a lump sum guess.
- The drawings show column positions, beam layout, staircase route and service shafts clearly.
- The contract states payment stages tied to progress, not random advance demands.
- The builder explains which authority issues the licence for your plot, and what papers are needed.
- You are told what happens if the soil test changes the foundation type after design starts.
- You get a person to speak to, not just a phone number that rings through to sales.
Cost, Structure and Approval Route
For Chennai, the rate for standard residential construction is usually ₹1,900 to ₹2,300 per sq ft, mid-premium work is ₹2,300 to ₹2,800 per sq ft, and premium residential goes higher. Multi storey houses often move toward the upper end because they need stronger structural coordination, better shuttering control, more services planning and more inspection time. Soil, foundation type, number of floors, span, finish level and site access all move the figure. The real number is settled by a detailed BOQ.
People often assume the cheapest quotation is the safest start. It usually is not. Saving on steel quality, cover blocks, waterproofing or supervision is where the bill comes back later. Saving on non-structural finishes is acceptable if you want to phase interiors. Saving on the frame, the foundation or the drainage slope is a mistake.
| Project head | What changes it | What we check |
|---|---|---|
| Foundation | Soil report, number of floors, column load | Footing type, reinforcement, depth and concrete grade |
| RCC frame | Span, floor count, staircase and balcony layout | Column alignment, beam sizes, slab detailing and cover |
| Services | Bathrooms, kitchen stacks, rainwater and sump planning | Pipe routes, slope, access for maintenance and waterproofing |
| Finishes | Tile range, paint system, doors, windows and railings | Brand, specification, labour scope and maintenance impact |
For approvals, the exact licence body depends on where your plot sits. Inside city limits it is the Greater Chennai Corporation. Outside it, the route is through the municipality or town panchayat concerned, and in some places near the airport there can also be AAI height clearance. That is why a contractor who has worked only in one pocket of Chennai may still miss a step when your site is in another.
What Can Go Wrong If You Rush It
The most common mistake is to start with elevation drawings and ignore the structure. People see the front view first, and I understand why. But a good-looking elevation does not tell you whether the staircase eats usable space, whether the toilet lines stack properly or whether the terrace will drain during the second week of monsoon.
In low-lying or slow-draining pockets, the site level and finished plinth level have to be fixed early. You do not get a second chance after the compound wall goes up and the floor level is cast. If the external level is handled badly, the house can look finished and still bring water at the threshold in heavy rain.
The other issue is neighbour management. A multi storey build takes longer than a single floor house, and the job site stays active for months. If material is dumped without planning, if pour timings are careless or if workers block the lane, the project starts creating friction before the roof slab is even cast. On a tight site, that friction becomes a schedule problem.
How We Work on These Projects
We start with a site visit, a measurement check and a discussion of what you want to build, floor by floor. Then our in-house team prepares the drawings, the structural design and the BOQ. Mr. D. Salamon Ashok Rajan, our Managing Director, reviews the project as a civil engineer, and a site engineer remains on the job every working day. If you cannot visit often, we send weekly photo updates by WhatsApp. For a talk on your plot in Vandalur, call +91 97107 13838 or write to info@shalomconstruction.com. Our office is at No. 45, 2nd Main Road, Abirami Nagar, Koladi, Thiruverkadu, Chennai – 600077.
Frequently Asked Questions
We do not promise a shortcut path, and we do not promise a price before the BOQ exists. What we can promise is a practical build method, daily supervision and a structure that is checked the way a Chennai house should be checked.
