Independent House Construction in Tambaram
If you're planning independent house construction in Tambaram, the first thing to settle is not the elevation or the tiles. It is the plot level, the approval route, and what the soil is asking for under the footing.
Most people who call us already have a site, a budget in mind, and one worry: they do not want the house to look cheap after spending for a proper one. We work through the drawings, BOQ, structure and site supervision so you know what is included before anyone starts pouring concrete.
What Tambaram changes on site
Tambaram is a busy suburban belt with a strong independent-house market, rail access and a lot of plots that have been waiting for years before construction finally begins. That means access is usually better than in the old city, but the real work is still in the ground level, drainage and the way materials move onto the site without blocking the street.
Inside Tambaram, many plots sit in mixed neighbourhoods where one side may already have a finished house and the other side is still open. If you pour blindly without fixing the finished site level and plinth height first, you end up fighting seepage, compound wall splash-back and water sitting near the entrance in monsoon weeks. Once the plinth is wrong, you don't get a second chance.
For approvals, the plot's exact location decides the authority. In the Chennai metro area, CMDA planning rules still matter, but the building licence comes from the local body that controls that street. For Tambaram that can be the municipal authority, and the documents usually include patta, encumbrance certificate, FMB sketch, approved architectural drawings, structural stability certificate and drainage details. If the plot sits near airport influence areas on the GST side, height clearance can also become part of the file.
How we build an independent house
We start with soil investigation, because the footing choice is cheaper to correct on paper than on site. Chennai's south and suburban belt is not one uniform soil condition. Some plots take ordinary isolated footings well; others show soft layers or water-retaining pockets and need raft or pile-based solutions with tie beams. The test itself is small money compared with the cost of repairing settlement cracks later.
Structure, RCC and weather protection
For the RCC frame we design to IS 456:2000, with load checks to IS 875, seismic design to IS 1893:2016 and NBC 2016 for the overall building logic. Tambaram is not coastal, so you are not fighting salt the way you would in Besant Nagar or Thiruvanmiyur, but you still have to protect reinforcement cover, roof waterproofing and rainwater flow. A good house in Chennai is not just strong. It is dry after the first hard rain.
The other thing people miss is service planning. On an independent house, you need to decide where the staircase, overhead tank, sump, septic or sewer connection, electrical shaft and rainwater harvesting points sit before slab work locks the layout. Tamil Nadu has required rainwater harvesting since 2003, and it is best treated as part of the first design, not an afterthought near handover.
- Survey and soil test — confirm plot boundaries, ground level and soil report before design; usually 1 to 2 weeks.
- Architectural drawing and approval file — freeze room sizes, circulation and licence documents; usually 2 to 4 weeks depending on the file.
- Foundation and plinth work — excavation, PCC, footing, pedestals, columns and backfill; usually 3 to 5 weeks.
- RCC frame and slab cycles — columns, beams, slab shuttering and de-shuttering in sequence; usually 8 to 14 weeks for a typical house.
- Brickwork, plaster and services — masonry, plumbing, electrical conduits, waterproofing and plaster; usually 6 to 10 weeks.
- Finishes and handover — flooring, painting, fittings, testing and snag closure; usually 4 to 8 weeks.
Choosing the right specification
Most budget problems do not come from one expensive item. They come from the wrong mix of small decisions. You can save in one place and spend twice that amount later if the house starts leaking, cracks at the junctions or becomes hard to maintain. That is why we talk in BOQ terms, not vague square-foot promises.
| Cost driver | What changes it | Practical note |
|---|---|---|
| Foundation type | Soil condition, test result and number of floors | Soft or filled ground can push you from isolated footings to raft or pile solutions |
| Structural span | Room sizes, column spacing and open hall requirements | Larger spans usually mean more steel and heavier beams |
| Finish level | Flooring, paint system, doors, windows and fixtures | This is where standard, mid-premium and premium work start to separate |
| Site access | Narrow approach road, storage space and truck movement | Poor access slows work and can increase handling cost |
What a fair contract should show
A proper contract for independent house construction in Tambaram should show the BOQ item by item, milestone-linked payment stages, the drawing set, material specifications and what is excluded. If the contract only says "turnkey house" without fixing cement grade, steel brand category, tile range or plumbing scope, the gap gets filled later with arguments. We see that problem often enough to say it plainly: a cheap-looking contract can become the most expensive paper you sign.
We also tell clients what not to cut. Do not reduce soil testing, structural steel quality, waterproofing detail or rainwater harvesting work just to shave a small amount. Those are not decoration items. They decide whether the house is calm to live in or constantly under repair.
What to check before you sign
If you're comparing builders, ask for documents, not promises. A person building one house may not know how to read a BOQ, and a family member may be judging only by the exterior model. The real comfort comes from the paper trail and the engineering logic underneath it.
- Approved drawing set with room dimensions you can actually walk through.
- Soil investigation before foundation design, not after excavation starts.
- BOQ with material and workmanship scope written clearly.
- Milestone payment stages that match visible work completed.
- Structural stability certificate and the engineer's inspection points.
- Drainage, rainwater harvesting and site level plan fixed before slab work.
- Weekly photo updates if you cannot visit the site every day.
Rates, approvals and the real timeline
For Chennai, standard residential construction is usually ₹1,900 to ₹2,300 per sq ft, mid-premium residential is ₹2,300 to ₹2,800 per sq ft, and premium homes go higher. That range moves with soil and foundation type, number of floors, span, finish level and site access. The BOQ settles the real figure before any contract is signed. We never quote a total project price on a public page because that would be pretend accuracy.
For Tambaram, the approval path also affects timing. If the file is clean and the drawings are frozen early, the project moves. If the patta, EC, plot sketch or drainage details are shaky, the house spends weeks waiting before one brick is laid. That delay is usually where clients lose patience, not during the actual RCC work.
| Stage | Typical duration | What must be ready |
|---|---|---|
| Survey and design | 1 to 3 weeks | Plot details, requirements, soil test |
| Approval file | 2 to 6 weeks | Architectural drawings, documents, local body submission |
| Structure | 10 to 18 weeks | Steel, shuttering, concrete schedule, site access |
| Finishes | 6 to 12 weeks | Tiles, paint, joinery, plumbing, electrical fixtures |
How we work
We keep the work in-house with civil engineers, a structural engineer and an architect. A site engineer is on site every working day, and if you cannot visit regularly we share weekly photo updates by WhatsApp. Mr. D. Salamon Ashok Rajan personally reviews projects, and we write the milestone-linked payment schedule into the contract after the BOQ is fixed. If you want to talk through a Tambaram plot, call +91 97107 13838 or write to info@shalomconstruction.com. Our office is at No. 45, 2nd Main Road, Abirami Nagar, Koladi (Landmark: Ratna Chamber), Thiruverkadu, Chennai – 600077.
