Farm House Builders in Vandalur
Farm House Builders in Vandalur need to think about more than a pretty elevation. On the edge of south Chennai, a farmhouse plot can look simple on paper and still turn difficult once you bring in access, drainage, soil, and the way the site meets the road.
If you are planning a weekend home, a mixed-use farmhouse, or a large independent house with open space around it, you need the build to suit the plot first. We work that way: study the site, confirm the approvals route, check the ground, then price the structure with a BOQ before anyone signs a contract.
What Vandalur changes on site
Vandalur sits on the southern growth belt, near layouts that are still forming and plots that are often larger than what you find in the old city. That sounds easy until you start moving concrete, steel, shuttering and labour to the site. In many plots the approach road is the first limitation, not the structure. A transit mixer may not stand where you want it, and material stacking space can vanish the moment a compound wall, borewell shed and septic tank are added to the drawing.
The other issue is ground response. We never guess soil behaviour for a locality. We check the plot. If the soil test shows firm strata, normal isolated or strip footings may be enough. If the log shows soft or water-retaining layers, the foundation choice changes fast, and raft or pile systems with tie beams may be the practical answer. That decision is cheap at the beginning and painful after the plinth is cast.
Vandalur also sits in a part of the city where people often want a farmhouse look without accepting farmhouse maintenance. Open sit-outs, large balconies and landscape pockets all sound good, but they need waterproofing details, slope planning and a drainage path that does not depend on luck in the monsoon.
How we build a farmhouse properly
A farmhouse is still a structure. The romance does not change RCC rules. We design to IS 456:2000 for RCC work, IS 1893:2016 for seismic design, IS 875 for loads and NBC 2016 for the broader building rules. Chennai falls in Seismic Zone III, so the frame, beam-column joints and stair detailing need to be thought through, not left to site habit. Soil investigation comes before foundation design. That is not a formality.
What matters more than the elevation
Most people start with the front view. We start with the frame, slope and services. If the plot is going to carry an overhead tank, a terrace sit-out, a larger roof span or heavy stone cladding, the structure has to be sized for it. Farmhouse buildings often fail in small ways first: damp patches at the plinth, cracks around terrace openings, stain lines from poor drip edges, or a porch slab that ponds water after one spell of rain. Those are design misses, not paint issues.
We also plan the service lines early. Water supply, septic location, rainwater harvesting and the path for future maintenance must be fixed before the floor plan is frozen. Tamil Nadu has required rainwater harvesting since 2003, and that matters even more in a site where you want to hold and use water well instead of letting it run across the compound.
- Site visit and survey — we check road access, levels, nearby drains, existing trees and the actual buildable portion of the plot. This usually takes one visit, sometimes two if the boundary is unclear.
- Soil test and concept plan — the bore log decides the foundation direction. At the same time we shape the plan around your room count, sit-out, service area and landscape pockets.
- BOQ and structural drawing set — we prepare the quantities and drawings before contract signing, so the figure is based on the real scope, not a vague per-sq-ft guess.
- Foundation to roof — after approvals and mobilization, the work moves in stages with site engineer checks every day and weekly photo updates if you are not visiting often.
- Finishes and handover — flooring, waterproofing checks, painting, plumbing testing and final snag correction come last. That stage needs patience. Skipping it is how small defects become permanent.
Choosing the right farmhouse design
People often imagine a farmhouse as a simple single-storey block with a lawn. In practice, the best design depends on how you plan to use the place. If you want occasional family stays, one clear living zone and a few bedrooms may be enough. If you expect guests, staff accommodation, a larger kitchen, or future expansion, the structure should be laid out with that in mind from day one.
There is a trade-off here. A lighter design with more glass and open edges looks relaxed and costs less at the start, but it can be harder to keep cool, harder to secure and harder to maintain in dust and monsoon rain. A heavier, more enclosed design is easier to manage and usually more durable, but it can feel too urban for a farmhouse if you overbuild it. We tell clients both sides. If the site will be used only on weekends, the maintenance burden matters more than a showy elevation.
- Confirm the plot boundary and road width before finalising the plan.
- Ask for the soil report before foundation drawings are locked.
- Check who issues the building licence for the exact location, because Vandalur sits outside the Greater Chennai Corporation area in many cases and local procedure can differ.
- Keep a clear place for septic tank, rainwater harvesting and future drainage access.
- Make sure the plan includes maintenance access to tanks, pumps and terrace outlets.
- Do not approve large overhangs or stone finishes without asking how they will be supported and sealed.
Approvals, cost and what changes the number
In the Chennai metropolitan area, CMDA is the planning authority. The building licence for a Vandalur plot will usually come through the local body that governs the land, not through one fixed office for every site. Depending on where your plot falls, that could be a municipality or town panchayat. The paperwork normally includes patta, encumbrance certificate, FMB sketch, approved architectural drawings, structural stability certificate and drainage details. If the site is near the airport side, height clearance can also matter, but that depends on location, not assumption.
Farmhouse construction rates move with the same things that move any residential project: soil and foundation type, number of floors, span, finish level and site access. For standard residential construction, the indicative range is ₹1,900 to ₹2,300 per sq ft. Mid-premium work runs ₹2,300 to ₹2,800 per sq ft, and premium or luxury residential work goes from ₹2,800 to ₹3,500+ per sq ft. A BOQ settles the real figure before contract. We do not quote a total project price on a page like this, because that would be false comfort.
| Cost driver | What it does | What you should check |
|---|---|---|
| Soil and foundation type | Changes excavation, footing size and reinforcement | Soil test report and foundation drawing |
| Floor count and span | Changes beam sizes, shuttering and steel quantity | Structural grid and column layout |
| Finish level | Changes flooring, doors, fixtures and paint system | Sample board and BOQ item list |
| Site access | Changes labour efficiency and material handling cost | Road width, turning space and storage area |
What we do on a project like this
We have an in-house civil engineering team, a structural engineer and an architect. The site engineer is present every working day. Mr. D. Salamon Ashok Rajan, our Managing Director, personally reviews projects. We keep the technical work inside the team, not passed around between different firms. For clients who cannot visit often, we send weekly photo updates by WhatsApp. If your plot is in Vandalur and you want a farmhouse that is practical to live with, we can start with a site visit, then prepare the drawings and BOQ before you commit. You can reach us at +91 97107 13838 or write to info@shalomconstruction.com.

If you have a Vandalur plot and want the building judged by the ground, not by a brochure sketch, we can help you sort it early. That is the stage where bad decisions are still cheap.
