Civil Construction Services in Mangadu
If you’re planning civil construction services in Mangadu, the first thing to settle is not the finish. It’s the ground, the licence route, and how trucks will actually reach your plot.
Mangadu sits in the west side of the city, where temple-town roads, growing layouts, and mixed residential streets create their own build conditions. We plan around those conditions, not around a generic Chennai brochure.
What Mangadu changes on site
Mangadu is not the same as a regular planned suburb with wide service roads. Some plots are on narrow access streets, some are in newer layouts with better approach, and some sit where drainage and finished ground level need to be thought through before the foundation line is marked. That matters because one bad decision on plinth height, runoff, or material stacking can make the rest of the work harder and more expensive.
On a west Chennai site, we also watch how the building sits against surrounding homes. Concrete delivery, shuttering movement, and labour parking all need a workable route. If your street is tight, the schedule changes. If rainwater has nowhere to go, the site changes. That is the real local constraint here.
How we build the civil shell
For a house or small commercial building, civil work starts with soil investigation, foundation selection, RCC frame design, masonry, slab casting, waterproofing, plastering, and the basic external works that keep the structure usable. We design to IS 456:2000 for RCC, IS 1893:2016 for seismic design, IS 875 for loads, and NBC 2016. Chennai falls in Seismic Zone III, so the structure needs to be checked as a structure, not just drawn as rooms on paper.
What the engineering sequence looks like
We do not decide the footing type by guesswork. The soil report tells us whether the plot behaves firm enough for isolated or strip footings, or whether soft layers mean we should look at a raft or pile-supported solution with tie beams. That choice changes cost, time, excavation, steel, and supervision. It also changes the risk if you skip it.
- Survey and mark-out — We confirm boundaries, levels, and the building footprint before excavation starts. This usually takes 1 to 2 days on a normal plot.
- Soil test and foundation design — We read the soil report and fix the foundation method. That can take 3 to 7 days, depending on report timing and revisions.
- Foundation and plinth work — Excavation, PCC, reinforcement, footing concrete, and plinth beams go in this stage. A typical house foundation phase takes 2 to 4 weeks.
- RCC frame and slab cycle — Columns, beams, slabs, and stair work move floor by floor. A normal cycle needs careful shuttering checks and concrete curing, and often takes 3 to 5 weeks per slab cycle.
- Masonry, plaster, and services — Brickwork, electrical conduits, plumbing lines, waterproofing, and internal plastering overlap. This phase often runs for 4 to 8 weeks.
- Finishing and handover — Flooring, painting, joinery, fixtures, testing, and snag correction close the job. Time depends on finish level and the number of changes during the build.
What you should ask before you sign
If you are comparing civil contractors, ask for the BOQ first. Not after the advance. Before. A proper BOQ shows what is included, what grade of steel and cement is planned, how waterproofing is treated, and which items are provisional because the plot conditions may change them. Without that sheet, the price you hear first is often not the price you finally pay.
We would also ask to see the contract payment stages, the approval drawing set, and the site inspection points. A fair civil contract is not only about the rate per square foot. It should say who supplies what, what happens when the client changes a wall or a window, how measurement is taken, and how delays caused by approvals or weather are handled.
- Ask for the BOQ before signing anything.
- Check whether soil investigation is included or only assumed.
- See the structural drawing set, not just the floor plan.
- Confirm the payment stages and the milestone for each stage.
- Ask how waterproofing, rainwater harvesting, and drainage are priced.
- Read the contract for exclusions, especially electrical, flooring, and external works.
Approvals, rates, and the real budget
For plots in the Chennai metropolitan area, the approval path depends on where the site sits. CMDA is the planning authority in the metro area, but the building licence comes from the local body: Greater Chennai Corporation inside city limits, or the municipality or town panchayat outside it. In western growth areas, that often means a municipality or town panchayat. If your site is near the airport side, height clearance can also come into the picture. We check the route before drawings go too far.
Rates for civil construction move with soil and foundation type, number of floors, finish level, and site access. For standard residential construction, the indicative rate is ₹1,900 to ₹2,300 per sq ft. Mid-premium residential is ₹2,300 to ₹2,800 per sq ft, and premium residential goes from ₹2,800 to ₹3,500+ per sq ft. The BOQ settles the real figure before any contract, because two plots in the same street can still need different foundation work and different logistics.
| Stage | Typical scope | Usual time | What changes it |
|---|---|---|---|
| Pre-construction | Survey, soil test, drawings, BOQ | 1 to 2 weeks | Report time, revisions, plot clarity |
| Foundation | Excavation, footing, plinth beam | 2 to 4 weeks | Soil, groundwater, access, rain |
| Structure | Columns, beams, slab cycles | 3 to 5 weeks per cycle | Span, number of floors, curing |
| Finishing | Plaster, flooring, painting, fixtures | 4 to 8 weeks | Material choice, changes, labour flow |
How we work on a Mangadu site
We keep in-house civil engineers, a structural engineer, and an architect on the job. A site engineer is on site every working day, and clients who cannot visit get weekly photo updates by WhatsApp. Mr. D. Salamon Ashok Rajan reviews projects personally. Before any contract is signed, we issue a detailed BOQ, fix milestone-linked payment stages, and confirm the drawing set against the plot conditions. If you want to talk through a new house, an extension, or a full RCC structure, call us on +91 97107 13838 or write to info@shalomconstruction.com. You can also see our residential, renovation, and projects pages if you want to understand the kind of work we handle.
Frequently Asked Questions
Good civil work looks plain when it is finished. The real work is in the decisions nobody sees: the soil report, the foundation choice, the plinth level, and the way water leaves the site in the first heavy rain. Get those right and the rest behaves.
